Southern California real estate, community perspectives, and practical homeowner resources.
A NOTE FROM DR. HSU
A season for reviewing your options.
Early November is a useful moment to review your Southern California real estate goals before year-end plans accelerate. What is working in your home? What needs attention? And which decisions would benefit from better information rather than a rushed answer?
This biweekly edition offers current mortgage and county housing context, a Lake Forest community spotlight, three real estate education videos, interactive homeowner tools, and a seasonal maintenance reminder.
01 / SOUTHERN CALIFORNIA MARKET
A regional view. A local decision.
Latest mortgage survey, November 5, 2026. Freddie Mac reported a U.S. average 7.18% for the 30-year fixed mortgage and 6.57% for the 15-year fixed mortgage, down from 7.24% and 6.60%, respectively, on October 29. These national survey averages are not lender offers.
| Mortgage type | Nov. 5, 2026 | Oct. 29, 2026 |
|---|---|---|
| 30-year fixed | 7.18% | 7.24% |
| 15-year fixed | 6.57% | 6.60% |

Looking across the past two years
A single week does not explain a market cycle. For approximately the same point in early November, the 30-year average was 6.79% in 2024, 6.22% in 2025, and 7.18% in 2026. Rates have eased from early October 2026 but are higher than the comparable period in either of the previous two years.
| Survey period | 30-year fixed | 15-year fixed |
|---|---|---|
| Nov. 7, 2024 | 6.79% | 6.00% |
| Early Nov. 2025 | 6.22% | 5.50% |
| Nov. 5, 2026 | 7.18% | 6.57% |

October 2026 county housing snapshot
Realtor.com reported the following October countywide figures. These are not the same statistical series as the existing single-family home medians used in our previous edition. County medians describe homes that sold, not the value change of one particular property.
| County | Median sold price | Active listings | Median days on market |
|---|---|---|---|
| Orange County | $1,230,000 | 7,861 | 53 |
| Los Angeles County | $905,000 | 29,613 | 56 |
| San Bernardino County | $550,000 | 15,109 | 65 |

What to do with these numbers
Use the regional snapshot as context, then compare the specific home and neighborhood: recent comparable sales, current competition, taxes, insurance, possible HOA dues, repair expenses, lender terms and your own timeline. A decision is more useful when it reflects real property information than when it relies on one headline.
02 / COMMUNITY SPOTLIGHT
Lake Forest, California: Look beyond the listing.
Lake Forest, in South Orange County’s Saddleback Valley, includes established neighborhoods alongside Foothill Ranch and Portola Hills. The city highlights 29 parks and destinations such as Lake Forest Sports Park and Etnies Skatepark. Different streets and home types offer different combinations of upkeep, daily convenience and neighborhood character.
Our new community guide takes a balanced look at local history, parks, practical housing considerations, the October 2026 Lake Forest market snapshot, and a buyer’s neighborhood checklist.

03 / MICHAELSELLSOC HOME TOURS
Explore three homes with MichaelSellsOC.
For this November edition, we’re featuring three walkthroughs from @MichaelSellsOC. Look beyond the finishes: compare layout, usable space, light, maintenance considerations, and how a home might serve daily life. These previously published tours are for education and inspiration; property availability, prices, and conditions may have changed.
All three videos are from the MichaelSellsOC YouTube channel. View the original videos for full context and contact the team for any current property information.

These tools provide educational planning support, not an appraisal, financial advice, or a substitute for property-specific professional guidance.
05 / HOMEOWNER TIP
An early-November maintenance check before the holiday rush.
A brief seasonal review may help avoid surprises. Check gutters and drainage paths, walkway hazards, exterior lighting, irrigation settings and weather seals. Replace filters and test smoke and carbon monoxide alarms as recommended. Use qualified professionals for roofing, electrical and other specialized work.
Keep a short list of what requires attention now, what you can plan for later, and what may affect future home value or comfort. The same review helps whether you plan to stay, travel, host visitors or prepare for a sale.
06 / DR. HSU’S REAL ESTATE PERSPECTIVE
Clarify the real question before deciding to move.
Sometimes the apparent question is ‘Should I sell?’ or ‘Should I move?’ But the underlying concern may be a long commute, home maintenance, changing family needs, or the desire for a different neighborhood. Identifying the need matters more than reacting to a single market headline.
Compare realistic alternatives: staying and improving a home, relocating, changing your financing plan or preparing to list. Consider timing, carrying costs, property condition, lifestyle and the trade-offs you can live with.
Understand the need. Compare the options. Make a measured choice.
